Realistic fees tailored to your goals

DBI Hotel Management works together with clients to ensure that the fee structure aligns with your specific goals. We have many tailored options to ensure that the terms offer maximum comfort.

Complete Management Contracts
Fees divide into three fundamental areas:
  • The Base Management Fee is intended to cover our costs for providing basic services. This is usually a percentage of total revenues or a minimum monthly amount. The percentage ranges from 1% to 6%. There is also an initial implementation fee to set up systems for your hotel as required.
  • The Incentive Management Fee ties your hotel’s profitability to the results of our efforts. Once your financial goals for the hotel are understood and achievable results are agreed upon, we will agree a fee that relates to these goals. The fee usually relates to gross operating profits and the percentage ranges from 5% to 12%.
  • The Monthly E-commerce and Marketing Fee covers the extensive marketing and revenue enhancing activities DBI Hotel Management undertakes on behalf of your hotel and is based on 2% of room revenue and 1% of other revenue.
Consulting and oversight service

Consulting fees are negotiated on an individual basis, depending on the services provided and the time involved.

With varied projects, fixed fees apply while others are on an hourly basis. Hourly fees vary with the level of staff or experience necessary and the complexity of the assignment.

Once the amount of web-based design and artwork necessary for effective hotel promotion is determined, we negotiate a monthly retainer or implementation fee for design, IT support and communication.

Irantha offers 22 years of experience in a range of hospitality sector management positions. In 2012 he moved to Ramada Encore Kiev as opening General Manager.
He has since overseen the development of the company as one the most significant and successful brands across Europe. Irantha has been involved in the acquisition and transformation of the Group’s award winning range of hotels, including Ukraine’s current largest echo-friendly luxury living village and resort complex. A British national hailing from Sri Lanka, Irantha is a graduate of Sheffield University in the UK and Cornell University in USA.
